    What are the building regulations for residential properties?

    NO PLANNING PERMISSION REQUIRED
    1. If the area of hard surface is constructed using a permeable product there is no limit to size in this case.
    2. Standard impermeable paving can be used if provision is made for rainwater from traditional impermeable hard landscaping to drain into a soft landscape such as grass or border planting with sufficient permeability, or into a specially constructed soak away.
    3. If the area of hard surface intended is less than 5 square meters.
    4. The new legislation only affects front garden areas.
    5. Elsewhere around the house there are no restrictions on hard surfaces at or near ground level.
    PLANNING PERMISSION IS REQUIRED
    1. If rainwater from the impermeable hard surface at ground level has nowhere to run other than into the household drainage system or on to the public highway.
    2. If the property intended for work is a listed building.
    3. Conservation areas, World Heritage sites, National Parks and Areas of outstanding natural beauty may have some restricted permitted development rights for householders. Better to enquire in advance in such circumstances. It is the homeowners’ responsibility to apply for planning permission for stalling hard landscaping in front gardens.     Can you provide drawings?

    Yes we can. After consulting with you on your ideas and requirements, we’ll do a rough sketch. To some extent we prefer to let the garden evolve as we work. This gives us the flexibility to deal with any minor unforeseen problems as they crop up.

    After the site visit, how long will I have to wait for an estimate?

    Depending on the complexity of the job we may be able to quote on the spot. If not, you can expect to receive a written estimate from us within the week.

    What areas do you work in?

    We work throughout the Home Counties. We’re happy to travel within a 60-mile radius of Hornchurch, Essex.

    Can I use materials I already have?

    We’re happy to use materials you already have. However, we’re very conscious of health and safety, and if we feel your materials may not be up to the job we will let you know.

    Do you match competitors' quotes?

    We can match competitors’ quotes if the quotes and specifications are comparable ‘apples to apples’. A large disparity in pricing from one company to another can be due to a number of factors, some of which are not readily visible. Factors include the level of preparation work to be provided or the care you are to receive during and after the project. Be weary of low bids as short cuts are usually made, poor quality plant material is used, along with inferior workmanship and little to no soil amendments. You should always check licensing and qualifications as well as comparable references, at a minimum. The term “you get what you pay for” holds true in the landscaping and service industry.

    How would you prepare and lay our drive or patio?

    Block paving preparation is the most important part of the job, as without good foundations, regardless of how appealing it may look on completion, your driveway or patio just will not last. We pride ourselves on making each and every job to the very best standard and it all starts with the preparation.

    Firstly for driveways we dig out at least 200mm, some times more depending on substrate. This is done using a digger and by hand paying close attention to all utilities, drains and manholes, which are treated with the utmost care and consideration. Next, 120mm of MOT type 1 is laid. The levels are very important at this point and we make sure everything is accurate before this is compacted two or three times using a heavy duty wackier plate. The sub base preparation is now done and we move onto laying the driveway or patio.

    For block paving we lay a bed of sharp sand that is compacted and screeded to the required falls and the paviours are laid on top. The edges are then concreted to stop any spread. Kiln dried sand is applied all over and the blocks which are compacted twice, and the sand is then swept off leaving you with a fantastic new driveway.

    Slabs will be laid on a bed of sharp sand and cement bed and once dried will be pointed again with a mortar mix. We hope this has given you a small insight into the way your work will be carried out, and demonstrates it will be to the highest of standards ensuring your installation will last a long time.
